Prospecting for commercial cleaning

Prospecting for commercial cleaning companies

Find the offices, practices and premises in your patch, identify the person who manages the building or the contract, and open a conversation before their current contract renews.

Self-serve from the Free plan with no card, or fully managed. Every result is grounded in live search or it is discarded.

Who this is for

Cleaning contractors who win by geography — a van's drive from the depot — and want a steady pipeline of premises to quote for without paying a lead-generation firm per lead. It suits owner-operated firms with two to thirty staff.

What Prospexly finds

Businesses with a physical address you can actually drive to, a phone number, and a website that tells you what kind of premises it is. The radius search is anchored to real coordinates, so 'within 25 km' means what it says.

Searches that work well here

  • “Dental practices within 25 km of Wolverhampton”
  • “Serviced offices in Birmingham”
  • “GP surgeries in Staffordshire”
  • “Car dealerships within 50 km of Stoke-on-Trent”

Who it identifies

Named people in the roles that can say yes, each carrying the page they were found on. Email addresses are only ever stored when they are published; a pattern-guessed address is refused rather than generated.

  • Office Manager
  • Facilities Manager
  • Practice Manager
  • Operations Manager
  • Owner

The angle the sequence takes: Reliability and the specific premises type: infection control for a practice, out-of-hours access for an office, showroom standards for a dealership. The sequence names the kind of building, because a generic cleaning pitch is the one they already get.

What happens automatically

  1. Step 1

    Companies are found

Grounded searches against live results, every company carrying the page it was found on. Anything that cannot be traced to a source is discarded.

  2. Step 2

    The right people are identified

The roles you name, looked up on the company's own site and the public record. Where a name has no published address, enrichment researches one and never guesses.

  3. Step 3

    Addresses are verified

Syntax, domain, mail servers, disposable providers and role accounts, before anything is sent. Undeliverable addresses are left out with the reason recorded.

  4. Step 4

The sequence is written and sent

Each step written to the recipient from your offer and their record, threaded as a reply, and sent from your own mailbox at a pace its warmup allows.

  5. Step 5

    Replies become opportunities

A reply stops the follow-ups, opens an opportunity on your pipeline, marks the contact engaged and creates a task to answer them.

  6. Step 6

    Everything lands in the CRM

Companies, people, messages, opens, clicks and replies, on records you keep whether or not you stay on a paid plan.

On the self-serve plans you run the searches and enrol the people; on Managed the engine does every step above on a ten-minute timer and you answer the replies.

What it replaces

  • Paying a lead-generation company per lead, for leads that also went to four competitors
  • Leafleting industrial estates
  • A list from the local business directory with no contact names
  • Remembering to follow up

What you can measure

  • Premises found within your radius, on the Autopilot page and the companies map
  • Replies asking for a quote, as opportunities on the pipeline with a value
  • Quote-to-contract conversion, tracked as opportunity stages
  • Cost per quote request against the value of a year's contract

No response-rate promises here, deliberately. The numbers above are counted by the CRM and are yours to read after the first fortnight.

What it costs

One AI lead is one company or one contact. A search returning 10 companies with 1 contact each uses 20 leads. The Free plan includes the whole CRM and 2 AI leads a month with no card, so the first search costs nothing.

Questions from commercial cleaning

How local can it go?
A country, or within 25, 50 or 100 kilometres of a named city. Radius searches are anchored to real coordinates rather than to the model's idea of nearby, so a 25 km radius around Wolverhampton does not return Leicester.
Most of our targets do not publish a facilities manager. What then?
The engine looks for the roles you name and, where none is published, takes the owner or practice manager instead — someone who can say yes. Where it finds a name but no address, contact enrichment researches one from public sources and never guesses. People it cannot reach are listed with the reason, not silently dropped.
Can I quote in the email?
You can tick a service from your catalogue and it will be quoted at exactly that price. Most cleaners leave the price out of the first touch and ask for a site visit instead, which is the next step the sequence proposes when you give it no booking link.

Run one search and look at what comes back

The Free plan needs no card and includes the whole CRM. Search for the businesses you sell to, open a company and check the source page it came from. That is the only test that matters.
